Description

Ćinta Bay in the hamlet of Čeprljanda is one of the most special bays on the island of Ugljan, particularly because it faces the sunrise and offers an unobstructed view of the sea. In such a beautiful setting, surrounded by the natural beauty of the settlement, there is a 226 m² building plot, with a building permit currently in the process of being obtained for the construction of a detached house with a total gross floor area of 110 m².

The future property is designed as a modern Mediterranean holiday home, combining stone and rendered walls. It consists of a ground floor and a first floor. The ground floor is designed to include a living room, kitchen and dining area in an open-plan concept, as well as a WC and storage room, while the first floor would comprise two bedrooms, each with its own bathroom.

The project also includes a swimming pool, terrace and landscaped garden.

This truly special and unique plot is located in an area consisting exclusively of family houses, with no heavy traffic. It is only approximately 30 metres from the beach.

Note: The building permit is currently in the process of being obtained, which allows for a faster start to the realisation of the project.

Ugljan

Ugljan is the largest village on the island Ugljan, with its long-standing tourist tradition. With its nine hamlets, it is settled in the northwestern part of the island (Čeprljanda, Lučino Selo Batalaža, Sušica, Gornje Selo, Muline, Guduće, Fortoština, Varoš).

The economic basis is agriculture, viticulture, olive growing, fruit growing, fishing, and tourism. There is a regional road that runs along the island. Monuments from the time of early antiquity, Villa Rustica, late antique mausoleum, the remains of an early Christian basilica and a monumental farmhouse from the 1st century for olive processing in Muline Bay testify to the early stay of man in this area. There are several summer residences of Zadar noble families in the village. Remains of a Roman villa have been discovered along Batalaža Bay, and to the south-east of the village, on the Koran hill, the remains of a prehistoric hill fort.

Swimmers will be delighted by the beautiful sandy beaches, the most beautiful of which are in the coves of Ćinta, Mostir, and Luka in Muline. There are several restaurants in Ugljan that offer local specialties.
